If you live in Santa Ana, Irvine, or anywhere across Orange County, your water heater works hard year-round. Hard water in OC can leave mineral buildup and sediment inside the tank, which hurts efficiency and can shorten the unit''s life. Draining and flushing the tank once a year is one of the best things you can do for it. This guide walks you through the process—and when it''s time to call White Glove Plumbing for Water Heater Repair or a full replacement.
Sediment (sand, minerals, rust) settles at the bottom of the tank. Over time it reduces heating efficiency, can cause noise, and may contribute to leaks. In neighborhoods like Woodbridge and Mesa Verde, where many homes have tanks that are 10–15 years old, a yearly flush can help you get more life out of the unit. If you skip maintenance, you may end up needing Drain Cleaning for the drain valve or a full replacement sooner.
Gather a garden hose that reaches from the water heater to a drain or outside; a flat-head or Phillips screwdriver (for the drain valve); and a pair of work gloves. Turn off the water supply to the heater and the power (circuit breaker for electric, or set gas to "pilot"). Give the tank a few hours to cool so you don''t burn yourself—especially important in Orange County where summer temps keep attics and garages hot.
White Glove Plumbing serves Santa Ana and all of Orange County.
For electric: switch off the breaker at the panel. For gas: set the thermostat to "pilot" or "off" and turn off the gas supply if you''re comfortable doing so. Close the cold water inlet valve on top of the heater. This stops new water from entering the tank so you can drain it safely.
Attach the garden hose to the drain valve at the bottom of the tank. Run the other end to a floor drain, utility sink, or outside. Open a hot water faucet somewhere in the house (e.g. a bathroom) to allow air into the system. Then open the drain valve slowly. Let the tank drain completely—this can take 10–20 minutes depending on size.
Once the tank is empty, turn the cold water supply back on for a few seconds. The incoming water will stir up remaining sediment; you should see it come out through the hose. Close the drain valve when the water runs clear, then turn the cold supply off again until you''re ready to refill.
White Glove Plumbing serves Santa Ana and all of Orange County.
Close the drain valve and remove the hose. Open the cold water inlet valve and leave the hot faucet you opened earlier running until no air is coming out and water flows steadily. Then turn off the faucet, restore power or gas, and set the thermostat. Give the heater 30–60 minutes to heat back up.
If the drain valve is stuck, leaking, or won''t close properly, don''t force it. Same if the water is discolored or you smell gas. Many Orange County homeowners in areas like Tustin Ranch prefer to have a pro do the first flush or an annual maintenance visit. We can also inspect the unit and recommend repair or replacement if it''s past its prime.
Draining and flushing your water heater once a year is a solid habit for Orange County homes. If you''d rather leave it to the pros or you run into trouble, call White Glove Plumbing at (949) 209-5206. We serve all 34 cities in OC with water heater repair, replacement, and maintenance.
